Very few Memorex-Telex boards are Hi-Tek; its more the exception than the rule. I only know of two models with Hi-Tek switches. I haven't seen a 122 key that was Hi-Tek, so I am 99% sure this one is rubber dome.

It is, you just need to make yourself a fitting mounting plate. The PCB has the right spacing to the F-row and stuff. I've thought of doing it with mine as well.

this ibm xt 286 (i believe the computer itself is pretty rare). From the pictures the keyboard seems to be early model M 1390131.

Funny you should say that, seebart. Every time I glance at ebay.de, it always seems like rare and obscure mechanicals go for pennies over there. Plus, super rare boards like the Chicony KB-5161A have popped up twice that I've seen in the past couple of months. Though those were Omron and Mitsumi.
